JOHN M. SCHEFFEY, PE
President and CEO
President and founder of Core States Group, John has over 20 years experience in the retail development industry. Under John's leadership, Core States Group has grown to 11 offices across the United States. John maintains his involvement in the daily management of all the company's offices.
It is his strong work ethic and customer focus that has enabled Core States Group to establish a reputation as a leader in the retail engineering, architectural and project management field. John's background includes Amerada Hess, where he developed a hands-on approach to facilities construction management. John also served as a Lead Design Engineer at Sunoco, where he managed the site design and re-branding of service stations in the Northeast Region.
John's background as owner representative drives his understanding of client demands and focus on exceeding client expectations. John plays an active role in Core States Group Sustainability Initiative. He sat on Wal-Mart's Alternative Fuels Committee as well as actively pursued opportunities for Core States Group to contribute to the Sustainability Projects. Core States Group is currently working on solar, wind and fuel cell projects.

GLENN M. PHILLIPS, PE
Vice-President and COO
Glenn has been responsible for engineering, facilities management and project management as both an in house engineering manager and an engineering consultant for over 20 years.
His diverse engineering background includes work at retail gas stations, fuel terminals and the Port Reading Refinery as an in house engineering manager for Hess Corporation. It also includes testifying at hundreds of zoning boards and planning boards throughout the country on a diverse group of engineering projects, while managing operations of Core States Group.
With Professional Engineering Licenses in 14 states complemented by a Master of Business Administration Degree, Glenn offers a strong engineering background as well as the business knowledge to bring solutions that work to our clients.

DICK COTE
Principal, Director of Construction
Since starting his career "in the trenches" back in 1991, Dick has gathered a mix of field experience, project management and engineering to provide customers a wide knowledge of expertise.
After an honorable discharge from the United States Air Force, Dick worked with Mobil Oil as a Marketing Engineer and Project Development Manager. He served as team leader contracting and managing teams of engineers, architects, attorneys and other specialists to develop 23-35 projects per year.
Dick joined Core States Group in 2001. He has extensive field engineering and project management experience including construction, scope development, cost estimating and budgeting, permitting and due diligence, and contractor/subcontractor management.

LINDA S. ALLEN
Principal, Finance and Administration
For the past 25 years, Linda has worked in various industries where she has been responsible for managing business operations, accounting, human resources and administrative functions. In addition to engineering, she has experience within the retail, manufacturing, health care, utilities, insurance and petroleum market sectors.
Over the past eight years with Core States Group, she has been responsible for managing and growing all aspects of the company's accounting, administrative, human resources and operational functions. During the fast-paced company growth, she has identified key issues developing within the company and implemented programs which have benefited from her business experiences.
Prior to joining Core States in 2001, she had 25 years of experience in all aspects of business operations, including the management of Accounting and Human Resources, financial planning, business strategy, performance management, compensation and benefits, training design and implementation, payroll, employee relations, recruiting, salary and benefits administration, policy creation and implementation, and executive office management support.

KEVIN BEHNKE
Director of Business Development
Kevin has been responsible for managing diverse functions such as national sales, real estate, construction and permitting since 1996. Kevin's experience expands across various market sectors including retail, hospitality, manufacturing, health care and petroleum.
Prior to joining Core States Group, Kevin served as Director of Real Estate and Construction for the third largest dialysis provider in the U.S. Kevin was responsible for the entire development cycle for ground up clinics, in-line build outs and retrofitting retail facilities into medical facilities. In that role he was responsible for setting budgets, site selection, bidding, permitting and construction including interface with state and local health departments.
Since joining Core States Group, Kevin has successfully managed and grown all aspects of the company's various markets and operational functions. Kevin prides himself on identifying win - win situations, whether with clients or strategic partners. He does not simply react to market conditions but leverages his experience and industry knowledge to provide the best quality services and customer service available!

WILLIAM JOHN O'LEARY, AIA NCARB
Director of Corporate and Financial Services
Bill has over twenty years of professional experience in architecture, interiors, project management, strategic facilities planning and commercial real estate portfolio strategies. Clients include corporate, financial, retail banking and institutional banking. Global experience includes account management, portfolio management and implementation strategies. Project management experience includes comprehensive program level schedule, cost, and contract management ensuring project excellence through TQM and DMAIC performance improvement.
His strategic consulting experience includes corporate real estate process and organizational strategy supporting business growth, merger, acquisition, and consolidation. Retail banking program management experience includes national multi-site programs, brand development, cost containment and prototype implementation. Strategic Planning experience includes comprehensive workplace solutions, alternative workplace strategies, corporate standards, corporate branding and LEED environmental programs. Professional practice focus on program management and portfolio optimization is built on a philosophy integrating client facility needs and business objectives.
